La Grange vs. Western Springs: Same Schools, Different Price (2026)
La Grange and Western Springs are next-door neighbors with a lot in common: both are Cook County, both are walkable BNSF towns, and both send their kids to the same excellent high school, Lyons Township. So what actually separates them? Mostly price and scale — and that makes this one of the cleaner value comparisons in the western suburbs. Here are the real numbers.
The short version: You’re getting the same Lyons Township schools and a similar walkable-to-the-train lifestyle either way. La Grange tends to cost less and offers a bigger, livelier downtown; Western Springs is smaller, quieter, and pricier.

They share the same high school
Start with what’s the same, because it’s the big one: every student in both towns feeds Lyons Township High School (LTHS) — a large, top-rated, two-campus school (GreatSchools 10/10). Interestingly, LTHS’s North Campus is right in La Grange, and its South Campus is in Western Springs, so the two towns literally share the school between them.
The elementary side differs slightly. Western Springs has one tidy in-village K-8 district (101). La Grange splits its elementary between District 102 (north of 47th Street) and District 105 (south) — both strong, but you’ll want to confirm which one an address feeds (see our La Grange schools guide). Either way, the high-school destination is identical.
Price: La Grange is the value play
Here’s the real separator. La Grange’s typical home value runs around $510,000 to $600,000, while Western Springs sits notably higher at roughly $880,000 to just over $1,000,000. For the same Lyons Township schools and a similar walkable lifestyle, La Grange generally costs meaningfully less.
La Grange also has a wider range: condos from the $170Ks and vintage single-family from the mid-$300Ks on the value end, up through historic estates past $1.7M at the top. Western Springs is more uniformly upscale, with its value concentrated in the Springdale neighborhood (~$615K) and its premium in walkable Old Town and new-construction Timber Trails ($1.3M–$1.4M). Dollar for dollar, La Grange is the more accessible door into Lyons Township. (See our La Grange “what $X buys” guide.)
Taxes: both Cook County, both higher than DuPage
Both towns are in Cook County, so both carry the higher effective rates that surprise buyers coming from DuPage. La Grange runs about 2.31% (median bill ~$10,500); Western Springs about 2.1% (median bill ~$12,900). The rates are in the same ballpark; Western Springs’ higher bill mostly reflects its higher home values. Either way, budget for a Cook County tax load — it’s a real line item in both. (See our La Grange tax guide.)
Commute and downtown: La Grange’s edge
Both are excellent BNSF commuter towns, but La Grange has a slight edge on convenience. It has two stations in the village — La Grange Road (also an Amtrak stop) and Stone Avenue — with downtown about 20–30 minutes away, and a notably larger, livelier downtown with more shops and restaurants. Western Springs has one walkable station and a ~28–35-minute ride, with a smaller, quieter Old Town core. If a bustling walkable downtown is part of the appeal, La Grange delivers more of it. (See our La Grange commute guide.)
So which should you choose?
- Choose La Grange if: you want the same Lyons Township schools for less money, a bigger and livelier walkable downtown, and two train stations — and you’re comfortable confirming the District 102-vs-105 elementary line.
- Choose Western Springs if: you want a smaller, quieter, more uniformly upscale village with one tidy school district and a slightly shorter walk-to-train core — and your budget supports the higher prices.
The clean takeaway: same high school, same county, similar lifestyle — La Grange is the value and the livelier downtown; Western Springs is the quieter, pricier, more uniform option.
